No one tells you how much liability us architects actually take on in our careers.

I am an architect / contractor here in l.a., however im a bit stretched thin so my friend is forking up all the cash.

Is it wise to get an architect 1st?

My wife is a commercial architect so she has some great industry contacts that also work in apartments.

I think a lot of folks and fellow Architects don't understand it.

Then there is a new push for CLT also.As long as you have a certified architect/struct eng and can get permits from the correct govt permitting agency for structure and fire safety, I haven't heard a problem with insurers.

Now, if your son wants to be an engineer or architect, then that's a different story. 

I know a permit will be required but do I need an architect to create drawings for me so I can get the permit. 

Insurance was a blessing so I paid off the property, cleared the lot, and now I am finding an architect and putting my vision to paper. 4 townhomes in a gated community type setting renting at $1700+/month What made you interested in investing in this type of deal?

My biggest concern is this line: "Deck stairway and the deck need to be certified by a structural Engineer Or Architect."
