I had to swing by to fix something- this was in like 2008... we were on the verge of evicting and she had a flat screen TV.

And if you can't get a repairman out to fix the TV, refrigerator, hot tub, or air conditioner the same day, you are refunding lots of rents, PLUS the cost of paying a professional repair company to fix the issue(s).

I know here in Chicago, Illinois you can get a series LLC which allows you to have one primary LLC and then open a series of others underneath it. 

Meaning, has there been a series of late payments, financial woes and report blemishes in the recent past.

Reduce overhead: stop eating out, move somewhere cheaper, drive a terrible car, cut cable, sell your TV, etcMake more money: get a job promotion, work overtime, flip homes, deliver pizza, etcDetermine what is your highest dollar producing activity and do it as much as possible.

Obviously, all of the Bigger Pockets Podcasts are great education, along with the Rich Dad Education series, but nothing can educate you more than actually doing a deal!

I am NOT a professional in this space yet, and I don't play on on TV, but I have listened to about 50 podcasts on this subject and I hear that a well-run MHP with all lot rentals on public utilities should run in the 30 - 40% expense range.
