.- These tend to be "assassin" type shops who are small teams of pretty elite operators, and they aren't bloated down with BS like the big CRBE's etc of the world, so you'll get exposed to more, you'll get exposed sooner, and they will generally be ideally with a niche industry or product type but will often have a ton of satellite deals they get which will get you cross industry exposure.

While I prefer to see properties hit the open market as that's often where the most value is realized, I have seen deals that made sense for all the parties involved that did not hit the open market.For returns, commercial investments do operate differently than residential, and the primary difference I see is the emotion vs. numbers of the deal.

If Eli operates his business correctly he will personally be fine and given the collateral is an FHA property the transactional costs simply don't justify the added transactional expenses if a risk analysis were run.

The way you explained it, the DST sponsor would have to in their Operating Agreement a way to  accomplish  a separation of ownership or at a minimum no prohibition for a separation of ownership.

I always get a good  laugh when I sit down at a retail branch to open a business banking account and the banker glances over my operating agreement for 2-3 minutes.
