When it comes to housing, the FHA rules apply in addition to those of your state/city.

I entered criteria into Zillow and then received postings.

I want to minimize my out-of-pocket expenses and am considering using a HELOC on my home or leveraging the equity from my first rental down the line.

I would also purchase the property and not the LLC unless you are a seasoned investor with a good attorney.

The calculator is a LIVE excel with multiple tabs and all of them are interconnected, you may mess up a formula and you will see awesome returns inaccurately.
