It depends on the banks process. some have a lending committee, some have to get a VP approval some look at a chart to see if you get it.The best measure is that you ask the lender how much time it will take, if it takes longer than he says with out a good reason, you have a bad lender.

I took pictures of all kinds of issues: damage to most of my new cabinets they installed, electrician replaced a bunch of new lights and fan I had a prior contractor put in, wood trim was installed poorly unevenly cut, drywall finishing looked terrible, the plumbing they roughed in didn't line up with the vanities they knew were there to be measured... among many other issues.

So, although I see what your measurements are trying to do, I think you'd need to run the same numbers on some other markets like DFW, Cali, Florida, Atlanta, Chicago, etc to see if its really accurate indication or if its just coincidence.

I've seen guides that base classing basically on age, but that measurement seems out of step with the age of most buildings out there in 2017.
