No wonder when a straight up lie is explained away as fearing for your own safety or some other BS that your LLC owns it.The reason you're all lying to your tenants is because you're all spineless and like to blame problems on someone else like "the big bad landlord".Strap on your big boy pants and get a grip.

Also maybe have something in writing that the first month rent is also due 14 days before move-in, if not lease will be terminated and deposit not refunded (have a lawyer look over that stuff.The reality is that some families are strapped for cash, and anything close to $6000 is not an easy feat for most folks.

@Charles LeMaire  as a basis for the conversation, do a quick google search for Mat Sorenson's article called:Self-Directed IRAs, Real Estate Crowdfunding, and UBIT Tax ExplainedMat does a great job of explaining in a simple manner, showing how UDFI created by the use of leverage is offset by depreciation in the same ratio as the leverage.
