I was looking for a place to house hack in San Diego for the last 3-4 months trying to move my 1031 exchange, but it has been tough for me to find a place so I decided to move my money out of state for cash flow instead.

They are cash flowing $2,000-$3,000 a month each on a few of these apartment complexes and the little condo I traded it in for in that I used to own in San Diego was only cash flowing $5,000.00 a year. 

Does anyone want to take me on a field trip here in San Diego so I can see first hand operations?

Then opendoor or similar company gets in touch with a homeowner (because they are spend an insane amount of money on marketing to reach sellers that are not in tune with the market).

@Bryson Rogan the MFH market in Dallas especially is absolutely insane right now.
