We have found local lenders with good terms, through the broker, and other ones as well.FHA/Conventional: If we go the FHA route, how do we structure the property as a business after the one-year occupancy requirement?

I just haven’t found one of these that have slapped me in the face yet. 

I did use Michelle as PM eventually and she found a tenant with 2-3 days and immediate move in.

The investors that I talk with have found that looking for the best markets is far easer and better long hold then investing close to home.

@Isaac Ballew I graduated back in the stone age with a finance degree and found my way eventually in Real Estate after some corporate jobs. 

I found it near impossible to even break even out here when buying with little to nothing down, especially with the current rates. 

I only found out by doing my own research.
