Or you could consider doing a deal on one of the crowdfunding websites (either the broker dealer ones or the listing ones) as indirect advertising--put yourself in front of a newer group of investors.

They drug their feet on me for like 5 weeks on a 5 plex I had ready to rent they came back at me with small  stuff like a exterior door was 3/4 above  flush "tripping hazard"   no light on  a small hall way, etc...

Gang & drug-infested areas run $1,500/2 bed apartment. $3k for similar in Mission Valley.

Can you imagine a one man used car lot operator learning about the business by reading what other dealers do?

The neighbor across the street has a similar house that he had rented twice, to drug addicts.

I live in Richardson, TX and had an HVAC person who literally lives 4 streets away from me, charge $800 to replace the compressor (which was under warranty, so he swapped it out at the dealers warehouse).

This is a common issue in the crowdfunding industry and I would suggest you open escrow with a broker-dealer that can handle foreign money like this.  

I like both of these guys, however drugs at work... more than a huge red flag.

@Arlen Chou I would say that you perfectly described the Rent Control "drug" that tenants are happily taking.

Additionally, if you are going to flip more than 1 house per year, it will make sense to operate this business separate from your rental business for a few reasons. 1) If you flip too many houses you will get a dealer label with the IRS.
