If you have donated assets to a Charitable Remainder Trust, and became the trustee of the trust, please share your experience regarding control and ongoing expenses.

I have a couple of ideals but wanted to get feedback from the Family.1.Form an S Corp-or an C-Corp.2.Quick deed all the properties to the Corp3.Slowly pay myself and wife from the Corp1.Transfer the other 3 properties to the LLC2.DO a 1031 exchange with 75% of the money just pay taxes on the other 25%(need some pocket money)3.Buy some things to offset that 25%4.Donate to charity to offset that 25%

So in only income we will really be having is some cashflow from tenants and the occasional personal donations from our personal funds if needed.

Does anybody have any ideas where I could donate them I'm having a hard time except for salvation army who wants to come look at them and decide and I really need to get rid of them for sure.I can put them on craigslist or Freecycle it just makes me a little nervous to have them come to the house.Thanks,Erin

My plan is to collect donations until we have enough to purchase a house with cash.

My sister and her husband are police offers, and before they bought a house they were able to live in a $1,000 a month apartment for around $200 in exchange for donating a few hours a month to the community. 

If you don´t reach it in real life, its more than okay and good for you.Value of propertie in my calculation = gross income - expenses x 10, so in your case : $22,615 x 12 - 55% x 10 = $1,221,210.Mortgage payments have no place in an NOI.
