(Which is to say that I have an emotional investment in trying to make this work, and am trying to be very clear headed about that fact.)The houses could easily be used for vacation rentals, weddings, corporate retreats, yoga retreats, meditation retreats, etc.

At the end of the day my best friends dad has done more deals than most 'investors' I meet on here or at meet ups and he doesn't have a website, business cards, fax number, business address and is always dressed casual unless he's going to a wedding or funeral.  

I've just gotten the venue secured, but my date will be changing soon.

There was a property listed last Wed, had 24 offers on it by Friday morning.

That will help with the 3 weddings I will pay for one day, 12 years of college and private school education tuition increase they will see when they get to high school. 

Did I mention it is located immediately next-door to the edge of the town's growing commercial venues; i.e. it seems highly likely to convert to commercial within the next few years.
