Since then I've spread some around a bit but still plan on sitting on lots of cash for the short term future given the state of the economy and the global dynamics that could push us into a recession until the fog lifts and we can get a better grip on which way the wind is blowing.

How does an inspection work in a situation like this when an inspector obviously can't get a good visual on huge portions of the space? 

Ching was used for my ASPE General Construction Estimating class and I use it today to get a visual of the parts and pieces in construction.

Don't think its going to change the city that gets the headquarters in the way that a new industry would but it will change the dynamic and image of the city somewhat. 

You both will make more in the long run if you take your time and do lots of research and educating to make sure you truly understand all the dynamics involved.

I have seen a few nitpicky things, but never anything you described.Personally I would be making a call to the buyers agent, scheduling a walk through with that person and the buyer (remember the agent is working to make a sale, same as you) and visually address each item.

The market dynamics are very strong and have changed in some markets...the macro trends driving companies to move here, bringing people and jobs is not going to stop just because prices are rising.  

I find on really intense books I need to think about some of the concepts and try to visualize them.
