Once I earned more than $1500 per year in interest, my child tax credits disappeared. 

IE criminal and credit checks....Credit is a credit check on the person.. to not do this I think is a mistake... people talk great game then you find out they have a pattern of not paying bills ... stiffing ex wife and child support etc.you make the call on credit what's important to you.that's basically it and of course buy title insurance with lender endorsement ALT A policy.Keep tabs on hazard insurance ( even will insure them myself and just charge them at payoff) and of course if your going over a year check on property tax's.If your doing rehab loans.. consider a hired inspector for 100 bucks an inspection and charge borrower.NO second or junior position lending ever .. just not worth the brain drain.. 

I was a kid when they had that string of child murders back in the 80's, and I think that made my parents more paranoid than most other parents.

Do you own any rentals and if you do would you want a dog that could kill a small child or even an adult really easily living in your property?

Regardless, I don't want anything to do with him as he was convicted of child molestation and I read part of the case report.  

The difference is that when a life event occurs, (sick child, fender bender, bad transmission in the car), the dominoes start to fall which CAN result in issues with rent payments.  

There isn't a room in this large home that wasn't wrecked....and to top it all off, when we removed the carpet in one bedroom, we discovered that one child preferred to pee on the floor next to his bed.Regardless of how you do it, you're eventually going to get a bad tenant....just a matter of time.

Would likely need to refinance to a 30-year mortgage to even consider keeping it as a rental property.My wife and I had our first child this year and we know we will need a larger home to accommodate a growing family in the future.
