Two months goes by (not fast service which they advertise) and I begin to receive declined credit card inquires in my mail including one even stating "no third party applicants please apply on your own" so now I'm skeptical ESPECIALLY when I'm assured by Bernie that Seek has a "GREAT relationship" with these lenders.

The reason U dont want it to go in as EM is it takes all parties to sign off to return your money.. if the wholesaler cant perform and pisses off the seller the seller may just bow their back up and not sign the cancellation and release..

If the title company has a long term escrow department better chance they would be willing to work with you as they could facilitate payments after closing as well if the parties wanted that.If taking time to find that one asky why the ones you have used don't want to touch the deal is there something wrong with the deal you aren't seeing, or they just don't want to do it.Best of luck!
