I love the idea of OPM and strategic sweat equity creating value ex nihilo, but there are of course the risks inherent in your calculations and assumptions being correct for that to work out w/o having to shovel money into it to keep it afloat (like we had to do earlier this year).As such, I'm tempted to just take the cash and use it for a 25% downpayment on some duplexes that have tenants already in place.

You are no longer a direct mail virgin.Of course, a campaign typically consists of multiple letter drops, perhaps in sequence with a strategic message and multiple touches, maybe using other media  such as Mail >Call > Knock.Marketing is a year-round effort and should not stop now, think through how you want your targets yo respond to you, how you will capture theit contact info, and what you wish to determine in a phone call.Don't forget yo measure and test the results."

Just to point out that you will have additional strategic options down the road if you do end up renting it for a while.At this point, it sounds like you will need to just massage your numbers to get to positive flow, let tenants pay down the loan for a while and then try again next year if you feel like selling is the better option.
