Contrary to popular belief, this is actually an advanced strategy for people with lots of experience and resources, it's a really tough place to start.

Both MTR and STR strategies are great. 

My wife and I are new investors with identified deal flow, a selected strategy, and have done a ton of research.

Many buyers/investors are using this strategy to invest in real estate.- get into real estate with a lower rate and lesser percentage down payment.

A purchase agreement is a waste of time and energy and complicates the issue for Harry Homeowner.This is not a beginner strategy as there are federal laws concerning approaching debtors who have been given a notice of foreclosure.

Not a strategy I'd recommend to anyone unless they have the discipline and the cash to pay it off before the interest becomes due. 

My advice is to check for markets that fit your investment strategy and goals.
