I am looking to move out of Florida however so, this isn't to big of an issue for me.I have looked into companies that create corporations to use retirement funds as capital in a business (avoids the taxes and penalty) but not sure how this would work with real estate investing.Does anybody have any experience with this sort of thing?

They'll offer all sorts of "fixes" to increase your property value, but likely don't have the expertise to do them. 

A landlord would be crazy to sign a 5 year lease with rent below market (even sign any sort of 5 year lease) and no tenant in their right mind will pay above market rent ($1000 for a $700 unit).Realistically the tenant population is too well educated to fall for the sub lease rent scam.

There are all sorts of reasons people who have been my tenants have been late with payment and it's always been resolved without financial impact to me.Don't be afraid to give them the 3-day - it's a shot across the bow.
