They are typically around 3% of the purchase price (in my home state of Arizona) for properties under $350k or so, as a general rule of thumb.Because portfolio loans are higher risk to the lending institutions it may well involve higher closing costs, and obviously the greater flexibility in financing options to do otherwise un-doable deals helps make up for this.

Its hard the first time, but certainly doable.

@Mike Williams  It is totally doable to make 4k a month off 100k with the power of compounding. 

That may be the only doable option, if any, but again, the above issues will still remain.

A comment as to costs of providing education, to give a quality education that is lawful, ethical, profitable and doable it takes more than one person spouting off!

I totally think this deal is doable and that at the end of it, you’ll be in a great position.

THAT is my point.As long as you are good at lead generation you ABSOLUTELY CAN do this.It is sustainable doable as long as you do it right.Now, the reason why so many of you fail, is because you are NOT good at lead generation.
