This can be a city or neighborhood.We manage a lot of Class C properties in the City of Detroit, so previous evictions are common.We typically do NOT allow within the last 3 years and we want to see stable employment, income and no other major credit issues since.For Class B rental we're looking for no evictions in last 5 years.Class A, would be at least 7 years.Of course, there are exceptions to all of the above for extenuating circumstances the applicant is willing to provide acceptable documentation for.

The only issue is that it will be slightly cash flow negative.  

No one talks about it because they talk about the process, the asset, and the numbers (all relevant), but all you do is focus on the spreadsheet and the photos; you will miss the issue.

The only issue is her credit but mines is very good I have a 750 so I was going to co sign so she can get approved so my question is would the buying power be low or would it fall under me ?

It seems these inevitably run into problems as the investment projections are not met, loses begin to pile up, SEC compliance issues are ignored, and numerous legal actions are instituted against the sponsor.   

Whenever I am having an issue with financing, I normally reach out to local institutions.

Usually I don’t buy anything that I suspect is going to have lots of long term maintenance issues.
