I can see the value in that and I think I'll spend some time now figuring out what value I can bring to the table and what skills I think would compliment mine the most and then look into the idea of finding a partner to work with.

I love to learn and want to get in on the real estate side, but I still want to be able to utilize my technical and design skills.

Sounds like you have many skill sets for this .

It is really dependent on the individual, their KSAs (knowledge, skills, abilities), their interest level, their geographic proximity, etc.

Definitely a balance between the economics and soft skills.

I've used my better computer skills and given tenants lists of available rentals, the phone numbers. 

Where will you add value and where will you hire people with skills you don't have?

That is ABSOLUTELY for people without the skill, drive, motivation to step up and rise above the rest and make it big.

I'm approaching this whole project as a big learning opportunity, to develop a skill-set I can use for future projects.I have a lot of fun plans for the garage of this property, which is huge, insulated, and has a bonus room, as well as a good structure for a garage-top deck. 

Its hard work forcing appreciation and takes skill and experience.
