All this movement for both cities and the area as a whole is due to major moves from global tech companies buying up space to expand operations and new startups deciding to stick around here instead of looking to set down roots in places such as Silicon Valley, Austin and New York.

TOTALLY.ONe thing I liked about it was 2 to 3 times a year I was selling a SF bay Area business owner or tech or software start up owner and in the very early days of Silicon valley.. but I was selling them their trophy ranch to get away.. many times it took 12 to 24 months to find just the right one.. but this is pre internet so our contact was far more verbal.. and since I lived in Palo Alto and worked weekend as far north as Ukiah area Napa and Lake Cos..

Low cap rate areas (tremendous appreciation, lower profit from rent)Areas like Silicon Valley have low cap rates but prices have doubled in last 5 years, where as areas like Florida have stable value with high Rent-to-Value.I recommend markets like Florida (look at Jacksonville) because of Rent-to-Value.This is true, and I would add that if you invest for cash flow (1 above) and you are right, you get cash flow, but normally no appreciation above inflation (and sometimes negative appreciation after inflation).
