Ceiling tiles has stains and holes etc and walls and doors need to be repainted badly.My question is, would you guys do light rehab on this to make it presentable (lay vinyl on the floors, a coat of paint and new ceiling tiles) knowing that the new tenants may end up doing a lot of TI to suit their own needs and ripping everything up?  

For example, With the smoke and cat urine, I would need to pull up all the carpet, remove the staples, clean and seal with Kilz, and repaint and lay new flooring.

This has been my primary residence for the past 2 years and during this time my wife and I repainted every single inch of the interior, fixed up the yard, and remodeled the kitchen among other small cosmetic fixes. 

I ended up repainting to reduce the smell.

I had a basement suite rented in Marlborough (technically 2/1 but I rented as 1 bed + den as the second room was tiny) and could only get $725 with utilities included, and didn't get a whole lot of replies (and it recently was fully repainted and had new carpet throughout). 

I have ripped the carpet out and put in laminate wood floors and plan on re-painting the house to a neutral color (haven't decided what color).

We also need to replace a few doors and a couple of appliances, and fully re-paint all of the walls and ceilings.
