I would go with vinyl planking imo. hardwood floors are nice but its only so many times you can sand it down and refinish it. at least with vinyl planks if a piece is damaged you can just easily replace that one spot

I have updated the following to the property:- Ripped out carpeting and installed Vinyl Flooring- Refinished all bathtubs and sinks from a deep green to a bright white finish- Fresh coat of eggshell white paint and high gloss on the trimI have learned so much from this first property that I wouldn't have learned without the experience of just jumping in!

I still get some that show up and complain they don't like the neighborhood, the bedrooms are too small, the windows weren't washed well, the hardwood floor should be refinished, etc.

So, if this contractor you're referring to just replaced kitchen cabinets, painted, and sanded and refinished floors, eg, an easy permit would totally have covered all of that work.

Old house (80-100 years), mostly renovated recently with big items new (furnace, roof, wiring, plumbing, bathroom fixtures, kitchen counters/sink, all flooring), even new stairs . . . with decent replacement windows throughout and either original decently refinished hardwoods or tile (wet spaces) or laminate in a couple rooms.
