It's a great area to invest IMO, very close to Bayview Hospital, I95, Canton and Fells Point.  

I  am an OO but bought it in the open bid period when an earlier contract fell through.  

The price i offered is $1,250,000 the property was in escrow last year for $1,550,000 but it fell out because seller wanted to live there for 6 months no rent.

The offer I put in on that property was rejected but, the agent called me and said the original contract fell through and I would be able to get the property for the price I originally offered for it for.

Both were deals that I had offered on multiple times over 5-6 weeks where continuous follow-up by my realtor allowed my offer to eventually migrate to the top of the pile when others decided they did not want it, or their home inspector freaked them out, or where the property did not meet FHA guidelines so it fell out of contract.Right now I focus on duplexes and triplexes where the rents are strong and improving.  

Spending too much time investing out of state and the one right under my nose fell apart on me, ha!

The bank put in a provision that if the balance for the account did not average XX and fell below XX then the mortgage rate would be adjusted upward.The moral of the story is do not screw around with lenders thinking you are building a better mouse trap.

I was late to the game initially and they took another offer at list price but the buyer fell out of escrow shortly after. 

My first wholesale I got under contract fell apart due to some title issues.

Apparently, the sale fell though, and I received a call from the RE agent about putting my "best and highest" offer because, there were multiple offers on the table over the asking price, as she claimed.
