It's like single family lots with ADUs is more attractive as you can have 3 to 4 units on a single family zoned piece of land and it could be in a nicer neighborhood. 

If you work with an investor they will want a piece of the pie.

Why give away a piece of the project to someone when you can simply hire them (or someone else) to do the work instead.
