The loan sponsors are Mark and Abraham Mermelstein, Yehuda Ruzohorsky, Boruch Fink, Joseph Friedman and Aaron Lazar, a consortium of investors who appear to have done deals together in the past.Two loans list Hannan Lis and Gideon Pfeffer as loan sponsors secured against the Retreat at Farmington Hills inthe outskirts of Detroit and the Verona at the Park development in Washington.

The drafter will tell you what the expected timeline for design will be, timing for permits with city, what the lot and zoning allow you to do… etc The contractor : has to be someone that knows how to do the work (experience), is not too expensive so that the investment makes sense at the end, but is also not unrealistically cheap, to the point that they won't finish the project or they will simply run off with your money… Assuming you have an honest and experienced well priced contractor, then they will give you an understanding of costs for the entire project (a ball park bc you won't know 100% until you get RTI permits from the city (approval)).

the central park has a lake that me and my family loves to go and feed the birds. lol @Josh Domingo Now the reason why the prices of the properties on Walpole doesn't make since is because Walpole is a  bad area the Mayor is in the process of making allot of tenants move because of the crime and as you know if you cant control your tenants nor property the city has rights to seize it.

Thousand Oaks, Stone Oak, Encino Park, Bulverde, etc) Schertz/Cibilo (not far from military bases, easy access to Austin/New Braunfels, up and coming/ many new nice neighborhoods) If the price range is  $175-250, I would look near Sea world and the west side.

Keep your common areas clean and neat, possibly have a house cleaner come in twice a month for these areas if your budget allows it, have solid house rules that you enforce regarding at a minimum quiet hours, parking, smoking, pets, and visitors just for starters and be sure to run it like a business and decide if you will have month to month terms, 6 month terms or yearly terms.

This property is in a great area for me in North Arlington (great schools, stones throw away from a huge community park, and close to I30), and the plan is to live in it for a year or so before renting it out (I’m sure I’ll be picking your brains when the time comes!).
