As most Fort Campbell soldiers migrate further away from Ft Campbell for their housing needs (exit 8, exit 11 etc) Oak Grove will hopefully wither and die off. 

Also looking to build an API on both macro- and micro-economic factors such as median wage, unemployment, county migrations, etc from Census Data, to find good counties/metro areas and then have a more micro-level filtering based on factors Eric mentioned.

In addition Real estate taxes don’t reassess on the sale, insurance is low and we continue to have increased in migration, jobs (no state income tax) and our own land constraint issues which prevent the market from getting overbuilt.

I have had a growing number of investors who have previously only bought South Philly start migrating up towards the NW of Philly towards Germantown, West Oak Lane, and Mount Airy. 

Also, since we're only a few hours from the crazy Seattle RE market, some investors have migrated over to this side of the mtns to try and buy SFR/duplex/MF etc that are or may appear to be better deals than what they can find in their 'hood.

There is a steady stream of migration into Missoula, 1,100 people moved to Missoula last year.
