Just part of human nature (in my opinion)...My suggestion is to try to deal with people on their level -- if they seem disingenuous and shady, demand strong contracts/agreements and never giver leeway.

Here the landlord law has special provisions for this scenario ... they carry with them a {minimum} 60-day close to allow the tenant enough time to move.I more human way of handling it, is to work with the chosen tenant and Vendor to find a new home for this tenant and help them move {again: at the Vendor's expense if at all possible}.

This really leads sellers to lean that direction, not only is this route unethical (like most may think, who cares) you can be operating illegally, tortuous conduct.I believe most investors (operators/dealers) don't understand RE, many enter residential RE looking at the money and nothing else.
