Nicholas Nassim Taleb helped me get there too.I find cashflow mostly a present gauge and thus much more highly accurate.

Renovated: Added granite, high end finishes and fixures, landscaping, new flooring and painting throughout.

If this looks too high to you- I would appreciate estimated fair price costs from anyone with an opinion
