He told me the back door was open and to go look at it ,it's a 3/2 ,garage is only two car and has a 1200ft shop and two smaller sheds 20 acresIf no under the slab water line breaks it looks to be mostly clean up an acre around house and spray a couple five gallon buckets of paint.I thinks its worth $140 min (a friend who has a lot more experience than me said he would go $160 )so I told owner I may go to $70kBecause of the junker MH on the 4 or 5 acres next door made it worth a lot less to me Owner is down to $130's from his crazy $215

If that low efficiency machine is in an apartment where they do alot of laundry and you are paying for water it makes a difference. 20 gallons more a load at least.

I found this web site that allows you to pre-purchase gas at a "current price" by the gallons and cash in later...so essentially you can buy say 500 gallons of gas at $2.50 a gallon and have it loaded on a card, and wait six months, if the gas prices go up you can save a bit by using your gas card purchased with past prices.http://www.mygallons.com/account/programs_and_pricing/Anyone familiar with this company?

I have duplexes that are $87.18 every 2 months ( That's for 2 - 40 gal containers picked up weekly and 2 - 95 gallon recycling picked up every other week) I have a 4 plex in another town that's $61/month picked up weekly.
