People older than I wouldn't dream of walking away from a bank loan, that would kill my father, yet I could see my son thumbing his nose at them on the way out, not that he would, but I could see it.

The WATERFRONT is grand, and if you want to rent property there, you will pay through the nose.

We then cover insurance, taxes, downtime and repairs personally, but each note will be paid in full at the 4 year mark on the nose.

As far as running off with a measly 50 or 100 grand , and lose my license , that would be plain stupid  , like cutting off your nose to spite your face .  

I'd rather climb into the car at night, get a good night's sleep, and arrive at my destination (loser:  the hotel industry and AirBnB), or be able to work for the entire ride while my car drives itself.Of course, since "driver" is the single biggest job category in the US, our economy will nose-dive when autonomous vehicles take over . . .

This usually results in people syndicating deals being right below your nose... at least that's been my experience.Fortunately, Bigger Pockets is a great resource for finding these kind of people, and given the regulations, you will have to seek them out.

Hand tools I always keep in my bag are -hammer -12 in 1 screw driver -1' level with pitch on it as well-messuring tape-sharpie markers and pencils -utility knife -pipe wrenches-cresent wrenches -tubing cutters-basin wrenches for faucets-teflon & pipe dope-wood chiesels -electric striper-chamnel locks, pliers, bull nose pliers, needle nose pliers, linesman pliers.

Painting over will not remove the odors and soon as you close the house for a few days and turn the heat on, the stench will come right back to hit your potential buyers in the nose soon as they walk in.
