He was happy to allow me to rent out nightly because it actually helps keep his property in better shape than a long term renter (having a cleaner in there every turnover, short stay guests always let you know when something isn't working, etc) but didn't want to hassle with worrying about a percentage of income/management, etc.

Another idea I had was to ask area property managers how much they think the going rate is for MTRs. 

So you have to have a great property and manage it well.

First, I'd determine whether you like to be active (managing your own portfolio of rentals as you are today) or passive (letting go of control and day to day decisions/operations).

Buy a few books, start simple, do your own property managing.

In fact, I've managed hundreds of homes, thousands of renters, and I've never run across one.
