They don't fight fair.... actually very unfair.The law says value as of Jan 1....so I've used comps 3 months on either side.  

If not you can try to make them responsible for the issue but I bet you’re going to have a fight on your hands.  

If you want to move in and dispute it, you will likely have a fight on your hands you may not win.I would want to know who pays for the road when it needs replacement.

In slow times, sure bring a bunch and let them do business and fight for the sale.

It would be a good idea for you to talk with the college housing people at the university from which you wish to draw to see what the capabilities of their students are with regard to rent.

.), but I have had some real challenges such as just yesterday had a tenant OD (and pass away) in a unit, as well as not one but two kidnappings last summer, a tenant who’s son got shot in the face in the parking lot, some stabbings, countless fights and arguments and cops at the building and of course the missed rent payments (tenant portion of course which is only $50-100), and much higher turnover rate than my non-section 8 units just because folks who can’t afford rent generally have less stable lives and move/ are involved in crime/ go to jail/ fall off the wagon/ have incidents of domestic violence/ revert to homelessness etc. more often than other tenant classes.

You may make out better if they agree and leave instead of a prolonged fight where you stand to lose months of rent, possible damage to your property and little or no recourse. 

It's likely not the best way to make a lot of money, but I feel that it is better to do something within my current capabilities instead of getting over stretched beyond my limits and get into trouble.
