everything being equal I think its cheaper on tax's and the rental control that city of Portland put in. to look in the neighboring areas and outside Multnomah county..

They find a total average return of 9% for the period they looked at (1986 to 2014), and conclude:"Each component contributes approximately equally to the aggregate U.S. portfolio of housing returns, so excluding one component excludes half of total returns on average," There is also a helpful graph comparing the breakdown between the two factors in the 30 largest metro areas.

If you simply pay the extra amount that would be equal to a 15 year payment, it works out Exactly the same.

I will be responsible for securing the debt, finding the contractor, performing the work and getting the units rent ready as fast as humanly possible.That being said, I just want each of us to make an equal investment, receive equal cash flow, capture equal equity at exit and maybe add an equity sweetner at the end for the other partners who are teaming up with me for the first time.
