I would not buy something that needs mild renovation out-of-state as a brand new investor as you will not be able to manage it and will pay 4x the cost and it will take much longer and you are likely to get scammed if you have not built a proper funnel.

@Kent SmithYour CPA is wrong - you can deduct operating expenses against rental income to get to zero.If you have a net loss after this, that loss is NOT deductible and will be carried forward.Review Schedule E and it will clarify how this all works.Schedule E go to IRS site and take a look and also review instructions.Good luck.Arm

C/E shop, I’m with Samson and have been very happy, just a word of caution, it’s gonna run about 2k-3k a year just to pay for all your subscribers, mls, sentry etc, I suspect these will be going up substantially as a result of the agents leaving the industry, meaning the need to get more from the remaining, if you get your license make sure you have a use for it, like you will either have a decent client base and/or you are doing your own deals & will save money that way.

.- It needed a community face lift and re-brand (was called windmill apartments....yuck.)We came in and strategically worked our business plan:- We upgraded the exterior including fresh paint, signage, and landscaping.- We removed delinquent tenants and changed the community standards around to provide a safe and clean place of living.- We've upgraded 75% of the units with fresh flooring, paint, cabinets, countertops, and appliances as needed.When we took over the property the 16 units were producing around $9000/month in gross rent.I just checked our rent roll today, and we just crossed $17,000 in gross income monthly!
