@Ruth Reyes, along the lines of what Gustavo and John noted, HOAs can often change their rules pretty quickly.  

It is pretty rare to see copper used in waste lines.

They seem to be a startupy type company that's tackling PM in the some of the hotter tech areas (Seattle, Bay Area, San Diego).When I spoke with them their fee system was pretty transparent (5% monthly only while it's being rented).

I come across Indy pretty often but haven't pursued them. 

For it to only be on new construction is pretty clever. 

Lease clearly stated no illegal business and I'm pretty sure he won't be able to pay rent without the additional cashflow he had coming in.Tenant actually put the house address on a website for rub & tugs (rubmaps.ch)- that we are trying to get removed.
