Look for homes priced below market that need mostly cosmetic updates.Different property types (single-family homes, multi-family, condos) can yield varying ROIs.

My firm will do 70% on an investment property as long as its a SFH, Condo, or Townhome.

We bought a duplex as a house hack, preceded by a handful of other SFH's in our neighborhood.

So today I put offers on two duplexes that I think are a "base hit."

I did talk to a couple trying to buy a $1.4+ million duplex/2 level flat here and house hack it (they were outbid). 

Those areas will need service workers and duplexes are still in the $400k range. 

This year, I finally made the leap and purchased a duplex and a SFH, all rented, all cash flowing beautifully, but have a question in regards to business structure and setup. 

Currently, there's only one water meter for the entire duplex, and historically, I've been responsible for paying the water bills every month.However, I believe it's time to transition to a system where the water bill is split between the two tenants.
