I use some of those same techniques you do. 

I want to use the multiple options offer technique I’ve learned on BP...A cash offer at a low number, a slightly higher offer where the seller carries 20% financing, or his asking price with 100% seller financing. 

If anything, it makes you understand your costs better because you now have to understand the distribution.

We do have a partnership agreement, or at least  we have a document indicating ownership and how income and expenses are distributed among my partners, signed by each of us (if partnership agreement is something more official than that that, then I guess we will have to figure that out). 

Should the LLC pay me for the monthly payment and record the interest as expense and the principal as distribution?
