When you're looking at rental comps, I'd look for homes that also don't have a driveway to get an idea of how long it took to find a tenant and if you notice a big difference with the comps.

When I first started investing I was in a different state so that was what I learned to use as disposition.

Every new investor hits roadblocks, but it’s how you respond that makes the difference. 

This can help you greatly with the additional depreciation.Ultimately, med to large MF and small 2-4s are totally different products. 

Granted, my experience trying to manage myself after I PCS'd is a little different than yours will be if you live in the area.

Some may give you owners address if different from the property, some may integrate with post card and yellow letter mailings. 

I'm open to all suggestions regarding different cities that meet my requirements and would love to chat with some realtors who have local experience working with investors.  

HOAs cause a lot of headaches for investors as their mindset is usually different.

Lot less multifamily which is why I haven't bought but it is where I grew up.Make sure you study the eviction laws, I believe tioga County (but could be a different close county im not sure) my lawyer told me that you now HAVE to pay to pack up an evicted tenant professionally and store it for months at your own cost if they leave their stuff behind.
