Whether the tenants and you get along is determined during the TESTING PHASE.

Making money on the buy is an old saying, but it is really making equity on the buy.My final comment "Lastly is you make money on the buy not the sell." regardless of it's age will withstand the test of time for the simple reason that purchasing properly regardless of market conditions greatly enhances your odds of having equity.

Going to try and purchase a condo through them on the lower end of the scale to test the waters before I hopefully move onto more and bigger deals.Thanks!

What are other similar 4-plex units selling for (sold comps) and I personally would be offering less to test the water.

I would appreciate any insight and positive or negative criticism.I've heard about the 2% rule, the 1% rule, the 50% rule and how these rules should be used as a general test to determine whether to evaluate a property further.

Funny thing is this isn't a code driven test but it seems pretty standard among the inspectors. 

This way the inspector can test everything out properly .so youd have to have it under contract with a contingency figured in for home inspection to do this before youd actually own it .

If we can find a piece of land in an attractive area for tourists, we are thinking of doing just one tiny home there to test it out.
