I know some things can only be learned with real-world experience and at some point, I will need to take a leap of faith and purchase while venturing outside of my comfort zone.I'm sure this will depend on many factors, but what concepts do you think are critical for a new investor to understand.

@Todd Powell, I was extremely critical and as thorough as I could be with background/credit/google and social media with her.  

Think critically about the amount you'd like to spend each month, what you're looking to have in your home and area and lock it down.

The memory chips are soldered onto the main board rather than plugging them into a slot, so order it with the memory that you can afford.Backups are mission critical. 

That's where adequate reserves become critical.

We got the price down to $140,000 – that part was critical, since if we buy it at $160,000, our profit would have been $25,714 & the project is not was worthwhile at that number.Issues: this purchase happened at the height of the pandemic for lenders, in our case, our lender flat out stopped lending money… They suspended our line of credit.

I think college benefits you as a person and improves your critical thinking as well as written and verbal skills.  

So it's going to be critically important that you familiarize yourself with it.
