Work would/may include vanity replacement, tub replacement (jacuzzi tub), wall/ceiling retexturing, kitchen cabinet and counter replacement, tile work, trim, sink replacement, possibly some minor plumbing rerouting.We are looking for someone or suggestions of someone competent, reliable, and timely (isnt everyone?).

Your expenses ignore repairs and capital reserves (to replace things like the roof, furnace, water heater, appliances, cabinets, siding, windows, etc).

I had state farm and they were fantastic.Ended up getting a lot of upgrades done to that house (new wiring, new finished bedrooms upstairs, new cabinets and tile flooring).

This ugly little house required new windows all around, laminate floors, new kitchen cabinets, and a roof over.

After the tenant moves out you come in and find that water has been leaking slowly under the sink for months and all your lower cabinets are ruined.

The house had been completely stripped of all drywall, flooring, and cabinets, yet there were no signs of mold treatment or sealing.

While the cabinets could be saved, refinished, and add new hardware along with new granite countertops and the new cut in and plumbing for dishwasher, by the time I do all of that, it would only cost me about a grand or two more for brand new, and new in the kitchen always brings the value at exit so it is typical in my case and in my area to gut and start fresh.

Put in 42'' shaker espresso cabinets, granite countertops, stainless steel appliances, new tile, painted the garage floor, painted the exterior of the house, painted interior, added a walk-in pantry, finished the attic space to give it a 3rd bedroom/bonus room, new tile in the bathroom, new vanity, and tons of landscaping.  

If you would naturally replace cabinets or counter tops to make a solid sale, you could potentially keep existing and save even more money.
