You've got to be comfortable more or less handling the transaction "on your own" because it's hard for the listing agent to truly arrive at the best outcome for the seller and buyer doing a double agency.

Account Closed  most of the debate is whether your selling RE without a license and as you state getting a license solves those issues.I would also add to your list to simply check in with the state regulatory agency that over see's real estate brokerage activities  and see what the law actually says..

I thought I would try this before calling random agencies.

The IRS will only issue ITINs to those taxpayers who include original documentation (meaning passports, birth certificates or certified copies of these documents from the issuing agency) with their federal form W-7, Application for IRS Individual Taxpayer Identification Number.

I know a lot of local agencies offer free classes, but that requires becoming part of their agency.

You can call any real estate agency and have them refer who they use and get their contact information.
