The key imo is to do some research (sounds like you've done that) then do a site visit or two. 

Those properties would be the top producers of the market and you should be able to see those on Airdna.Lastly, I'm right with Avery Carl over "saturation", is it really saturated or can the market handle the amount of STR due to the number of yearly visitors.

That took me completely by surprise, because we're very quiet, with no visitors, late night parties, hell, I didn't even hook up my speaker system just not to make any noise.

Unemployment rate is well below the national average, the economy is very diverse and independent of a single industry or player, visitors say the city has a cool vibe and some move here because they want to get away from the heat, wildfires, smoke, storms and fresh water shortages.

It may not be Yellowstone, but if it gets visitors in the 100,000s, it has promise.
