There is also an aluminum paint that roofers use, you could try that first then paint over it.

Make sure you are conservative on the numbers, and consider major items such as mechanical systems, electrical (service type, aluminum vs copper), sewer line age (age and trees on property), etc.

(your call on that)Will you be replacing them with reto-fits (where the new are placed right on top of the existing aluminum framework, or will you be putting in the standard which requires the stucco to be broken and a new paint job on the exterior (as well as interior repairs)?

If you have the opportunity to start now, I strongly recommend it because of the delays, searching, questions, walk-thru's, bidding, waiting, paperwork, etc.In terms of areas in Colorado Springs, the Southeastern part of town near the Airport appears to be the lower income area with more affordable housing (under $200k), and the closer to Monument (North-side) you go, the more you'll end up paying for a decent home.

Even though there's aluminum siding, there's usually LBP on porches, thresholds, foundations, basement windows, facia, eaves, window sills, etc. so don't assume there's no exterior work, more then likely there will be.
