But since I have little capital and don’t know any other investors in my area, I think I will need to use an FHA loan to get started.My question is this, as a first time investor with little capital, is it smarter to get into a 2/3/4-plex new construction or already remodeled and let it cash flow OR find something with a lot of rehab potential and find another source of financing for the remodel?

This tells me that they are the houses that were fully remodeled. 

It's about 50% remodeled already and the rest of the work is just carpet and paint mostly. 

They are nailed to the front edge of the cabinet with finish nails. 2) For particleboard cabinets, a piece of relatively thick particleboard (1/2"+) goes on first, and then a veneer of real wood (1/8" or less) gets glued on top of that, for a better appearance.With either kind of cabinet, depending on what the flooring is, there is sometimes a quarter-round molding in the corner between the toe kick and the floor, installed with finish nails.If you have time to stop by a Habitat ReStore, they sometimes have complete sets of older cabinets that were pulled out of remodels. 

Without dragging the post out too much, it was essentially a gut remodel (saved cabinets with paint), new bathrooms, new hvac, new windows, new flooring, new paint interior/exterior.

I just bought one in Mesa AZ that has some work to do on it but had been a "remodel flip" just 4 years ago.

I am thinking about purchasing a house in Tucson that would need a remodel.  

I will let an expert like @Michael Plaks or @Brandon Hall answer that, because there may be limitations when remodeling a non-rented building.
