Ocean on the west, Mexico to the south, Camp Pendleton (military base), and the East quickly gets harsh.ADUs when added in larger numbers eliminates the issue associated with the outrageous construction costs associated with small unit count, small units (definitely not cheap housing).  

I’m not excited about 99 year leases in Hawaii or Mexico, there is zero chance I would want to buy a property with only 30 years left.
