I had a family in their 32 days after I listed it on the sight (who ended up staying for 6 months)....CHBO also will give you a 30 day guarantee...so if no one books your rental within 30 days of listing it, they will extend your membership for an additional 6 months for free...yeah I got that deal too.

So, my decision to come in low was for multiple reasons: 1) These were C properties in C neighborhoods. 2) There was definitely a lack of maintenance based on the pictures and the google street views. 3) These rent rolls/expenses were a pro forma so I couldn't guarantee that they were on the mark.

Another option I have read about, but that I'm not sure is common practice or viable yet, is initially issuing the loan with a personal guarantee, even though the deed would be under the LLC.
