The idea being that if you just sign a sales contract that states "I will sell you my house in the next 30 days" it is unenforceable because there is no "consideration" cited in the contract making it unenforceable.

Same story for tenants - if you have issues prior to move in and a lease being signed, you don't rent to them.

Will there be a signed agreement on how and when you will be paid?

This is an existing tenant, no tenant search required, literally just the legal process of negotiating a new lease and signing it.  

I could have him sign a buyers agency agreement that can only be done for three months and he can technically cancel anytime.

A real estate developer rented out my family’s backyard and put up scaffolding to build a building complex in Queens, New York.The developer and my family signed a contract allowing them to use the backyard.

One thing I will say about the figures being updated last minute - do not close until you've made sure what youre signing is accurate.

@James McGovern- most lenders can get underwriting done  that fast  as long as they are provided with 100% of the data they need PLUS getting any disclosures needed signed immediately too 

They will require you sign a buyer broker agreement and the realtor will need to sign a Gift letter with the lender.
