I don't know about ghetto properties but a few weeks ago I had the weirdest dream.In my dream I am the landlord of a class E multi-family property, the worst, the most drama, every tenant is on long term leases, every tenant is guaranteed to have a criminal record, and they don't pay rent and you can't charge them late fees...I was the warden in a prison.

Not a criminal violation.As for the LLC termination, I'm not a tax attorney, but this seems to clarify that your interpretation is incorrect:http://www.irs.gov/pub/irs-drop/rr-99-6.pdfAll that said, I still agree that selling/buying an LLC to transfer ownership of a property is a BAD idea...I just don't believe (based on discussions with two attorneys) that it violates the FNMA deed restriction.

The prospect can scan the the QR and it takes them directly to the Cozy tenant application on their smart phone where they can apply, be credit and criminal background screened, and set up ACH payment for the security deposit and first month's rent if they qualify.I prefer getting my units leased out in a few hours using this method than by driving back and forth for one showing at a time.My time is money!

In fact, that's essentially what the banks do when they wrongly foreclose on people's houses...and maybe I'm in the minority, but I still count on the government to protect me from both individual criminals as well as corporate criminals who are trying to infringe upon my Constitutional rights.
